If you have scrolled through any local coverage of Palm Beach Gardens this year, you have read some version of the same story: a new town center rising out of raw land west of Florida's Turnpike, a fresh Publix anchoring a community called Avenir, a wave of restaurants filling in the gap between Northlake Boulevard and Donald Ross Road. It is a real story. It is also not the one that changed anything for a resident whose weekly loop runs along Central Boulevard, PGA Boulevard, and the stretch of turnpike frontage that borders Old Palm on three sides.
The corridor that actually shifted for that resident sits east of the highway, not west of it. It just did not come with a groundbreaking ceremony, so it did not get the same headline.
For years, the retail center next to the Gardens Mall was less a destination than a punchline. Chain-link fencing, boarded storefronts, and stalled construction sat there long enough that regulars joked the place was permanently under renovation. That changed when EDENS, a Fort Lauderdale-based retail developer, bought the property in July 2024 and inherited roughly 85,000 square feet of vacancy along with the construction mess. Since taking over, EDENS has signed 13 new tenants and pushed occupancy back up, turning a stalled asset into something people are again willing to drive to.
The capital work went beyond leasing. EDENS rebuilt the section near REI and CMX Cinemas known as the Northern Strand, added new facade work, landscaping, signage, and five interactive digital directories, and finished a cut-through path running east to west across the property. None of that is the kind of detail that shows up on a listing sheet, but it is the difference between a plaza you avoid because of orange cones and one you actually route an evening through.
The tenant list is no longer theoretical. Van Leeuwen Ice Cream has opened at Downtown Palm Beach Gardens, and its Florida-exclusive Key Lime Pie flavor is on the menu, a small but telling sign that national brands are treating this location as more than a filler slot. Muse Paintbar is open, giving the plaza a genuine evening-out option beyond dinner and a movie. Pura Vida has opened as well, and Go Yummy has brought a Swedish candy concept to the mix. All of that sits alongside the center's existing anchors of Whole Foods Market, REI, and Lifetime Fitness.
None of these are enormous openings on their own. Together they represent the difference between a plaza people used for one errand and a plaza people can build a full evening around, without crossing the turnpike to do it.
A few minutes south, on Legacy Ave, the corridor picked up a genuinely large-format addition. Eddie V's Prime Seafood opened on April 26, 2026, in an 11,176-square-foot space that includes four private event rooms. The restaurant runs its dining room and V Lounge seven nights a week, with live music trios performing nightly, and complimentary valet is available for anyone who would rather not think about parking on a Friday. The menu leans into the kind of seafood-forward, hand-carved-steak format the brand is known for elsewhere, including a Hong Kong-style Chilean sea bass that has become the signature dish.
An 11,000-square-foot restaurant with nightly live music is not a soft opening. It is the kind of anchor that gets built once a developer is confident the surrounding corridor can support it every night of the week, not just during peak season.
Field of Greens opened two Palm Beach Gardens locations this year, on March 13 at 5320 Donald Ross Road and on April 3 at 12485 Northlake Boulevard, with a menu built by Chef Thomas Op't Holt around seasonal, plant-forward dishes. A third location is planned for Avenir, and that is the one getting most of the attention because it is tied to the bigger west-side story.
For anyone whose daily radius runs through Old Palm and the PGA National area, the Donald Ross location is the one that already matters. It sits on the near side of the map, inside the loop residents are already driving, while the Avenir location and the Northlake outpost serve the western half of the city that is building its own routine around Avenir's new town center.
None of this is a knock on what is happening west of the turnpike. A 200,000-square-foot town center with a 49,000-square-foot Publix is a real addition to Palm Beach Gardens, and it solves a genuine problem for residents who were previously driving a long way for groceries. But solving a problem for one side of the city is not the same as changing the routine on the other side.
Old Palm sits bordered by PGA Boulevard to the south, Central Boulevard to the east, and Florida's Turnpike to the west, which puts it structurally closer to the Downtown at the Gardens and Legacy Ave corridor than to anything opening in Avenir. Residents already treat proximity to Downtown at the Gardens, the Gardens Mall, and PGA National Resort as one of the practical advantages of the address. The changes that matter for that loop already happened this spring, not later this year.
Put the pieces next to each other and the shift is specific rather than atmospheric. A weeknight that used to default to PGA Commons now has a legitimate second option in Eddie V's on Legacy Ave. An afternoon errand that used to end at Whole Foods can now stretch into an ice cream stop at Van Leeuwen or a painting class at Muse without the plaza feeling like a construction zone. A lunch run that used to mean driving toward Northlake now has a plant-forward option on Donald Ross that did not exist a year ago.
None of it requires crossing the turnpike. That is the part the west-side coverage keeps missing, and it is the part worth knowing if you already live inside the gates.
